The summer is a great time to stop and reflect on the first half of the year. So, I thought I’d take a few minutes to update you on what’s been happening with us at Hamiltonize – both virtually and in person – over the last 6 months. I’m sure you could use the reading material by the pool, beach or whatever you’re doing!
To start, the Hamilton real estate market has been keeping me busy. The market is enticing for people at all stages of life – new buyers see the interest and potential for long-term value growth while established buyers are seeing it as a prime time for an exit strategy. Needless to say, its been exciting for all, including me, as I get to help clients achieve these goals. I just surpassed my first year as a licensed agent and couldn’t be happier with that decision.
Another project that kept us busy at the very beginning of the year was the purchase of an investment property. Last fall, we found a 3 bed, 1 bath home in Crown Point just steps from bustling Ottawa St. N. The list price was right (I actually negotiated for below ask) and we saw the potential. The house itself is a great size for singles, couples, young families and downsizers. It required a full refresh, as well as a new main floor layout and updating. Happy to say that we found a great family within a day of listing and they’ve been enjoying the home for many months. More on this project to come in future posts (as you read below.)
Also, after many months of going back and forth, we decided to list our house for sale. While we loved our house and have a lot of great memories there, we knew that it wasn’t the right long term option for us. Many factors influenced this decision, most notably it being on a busy street with two little kids and it was out of the feeder area for the school we want them to attend. Also, as noted above, we were seeing prices in our area climb considerably and wanted to strike while the iron was hot. After a whirlwind weekend which saw use receiving four bully offers and dozens of showings, we finally accepted a great offer from a nice family.
Of course, this means that we now had to move. To where, was still unknown at the time of sale. However, we quickly found a home in our ideal neighbourhood where we could walk the kids to school (when that day comes next fall…yikes!) and is well connected to transit, services, parks and shopping. We moved in a couple weeks ago and instantly knew we made the right decision. Lots more to come on this as we put down our roots.
So, this has been my 2016 so far, and its only July. We’ve got a lot more projects coming up in the second half of the year, many of which will be showcased right here, on these virtual pages!
Speaking of the blog, we’ve got plenty of great content to come. Lots of market stories and analysis, more business profiles, interviews and much more. Also, we’ll be launching a new segment on the blog called Naptime DIY, which will share a number of our past and present home reno projects. And as the name suggests, much of the work is done while our two littles get their beauty rest.
